Baigiamajame magistro darbe yra nagrinėjama pagrindinių ekologinių veiksnių teigiama ir neigiama įtaka nekilnojamojo turto rinkos vertei, atsižvelgiant į ekologinių faktorių ir nekilnojamojo turto sąveikos situaciją Lietuvoje ir kitose ES šalyse. Pateikiama ekologinių veiksnių svarba ir skirstymas, apibrėžiama nekilnojamojo turto rinkos sąvoka. Remiantis užsienio šalių patirtimi bei Lietuvoje kuriamos turto vertinimo bazės pagrindu, išsiaiškinama, kokie ekologiniai veiksniai ir kaip veikia nekilnojamo turto vertę, įvertinamos priežastys, lėmusios ekologinių faktorių neigiamos įtakos padidėjimą, įtakos svarbą ir numatomos galimos perspektyvos. Apžvelgiama Norvegijos nekilnojamojo turto rinkos situacija, nagrinėjama bei vertinama ekologinių veiksnių įtaka nekilnojamojo turto rinkai Norvegijos apskrityje - Hordalande. Remiantis darbe surinkta ir išnagrinėta informacija pateikiamos apibendrinamosios išvados bei siūlymai. Darbą sudaro įvadas, keturios pagrindinės dalys, išvados ir siūlymai. Darbo apimtis - 52 p. teksto be priedų, 4 lent.,16 pav., 62 bibliografiniai šaltiniai.
In this Master's degree final work analyses main positive and negative ecological factors' influence on real estates value, based on the congruence between ecological factors and situation in real estate's value flactuation in Lithuania and other EU countries. This final work provides the importance and allocation of ecological factors, defines the term of real estate. Based on the foreign countries' experience and development of Lithuanian property evaluation, the analysis of which ecological factors and how they effect the real estate value is presented. Reasons for ecological factors negative influence increase, it's importance and prospective of posible future perspectives are evaluated. Furthermore, Norway's real estate market situation is reviewed and the analysis of ecological factors influence on real estate market value in the area of Hordalande is presented. The summary and suggetions are based on the gathered and analysed data. Final work consists of introduction, four main chapters, summary and suggestions. The volume of the work is 52 pages without annexes, 4 tables, 16 figures and 62 bibliographical references.
