Alytaus miesto savivaldybės nekilnojamojo turto rinkos analizė
Baigiamajame magistro darbe nagrinėjama Alytaus miesto savivaldybės nekilnojamojo turto rinka. Baigiamojo magistro darbo tikslas - atlikti išsamią Alytaus miesto savivaldybės nekilnojamojo turto rinkos analizę. Pirmoje magistro darbo išnagrinėta nekilnojamojo turto rinkos samprata, veiksniai, lemiantys nekilnojamojo turto rinką, nekilnojamojo turto rinkos ciklai bei Lietuvos Respublikos įstatymai, teisės aktai ir kiti normatyvai, taikomi savivaldybių nekilnojamam turtui. Antroje dalyje atliekama bendra Lietuvos bei atskirai Alytaus miesto savivaldybės nekilnojamojo turto rinkos analizė, taip pat pateikiama bendra informacija apie nekilnojamojo turto agentūras bei savivaldybės valdomą nekilnojamąjį turtą. Trečioji darbo dalis apima nekilnojamojo turto rinkos vertinimą, atliekama koreliacinė regresinė analizė, o gauti duomenys lyginami su kitų savivaldybių duomenimis. Darbo pabaigoje pateikiamos išvados ir pasiūlymai. Darbą sudaro: įvadas, 3 dalys, išvados ir pasiūlymai, literatūros sąrašas. Darbo apimtis - 75 psl. teksto be priedų, 40 paveikslų, 5 lentelės, 50 bibliografinių šaltinių.
In the final master's thesis analyzed the real estate market of city municipality of Alytus. The main object of the master's thesis is to analyze the real estate market of city municipality of Alytus. During the first part of the Master's thesis research, are analyzed the concept of the real estate market and the factors influencing it, real estate market cycles and laws of the Republic of Lithuania, legal acts and other norms are applyable to municipal property of real estate. In the second part of Master's theses is analyzed the real estate market of Lithuania and the city municipality of Alytus, as well carried out general information about the real estate agencies and real estate object managed by the municipality. third part of the work includes the evaluation of the real estate market, correlation regression analysis is accomplished and the results are compared with the data of other municipalities. In the end of master's thesis is introduced conclusions and recommendations of the work. The structure of this thesis is as follows: an introduction, three parts, conclusions and recommendations, a list of literature. The work consist of 75 pages (without appendixes), 40 pictures, 5 tables, 50 bibliographical entries.
