Būsto renovacijos reikšmė darniai miestų plėtrai bei nekilnojamojo turto vertei

Baigiamajame magistro darbe nagrinėjama daugiabučių gyvenamųjų namų modernizacijos svarba šiuolaikiniame valstybės energetinio saugumo, ekonomikos, kovos su klimato kaita bei visuomenės gyvenime. Išnagrinėti pagrindiniai Lietuvos būsto strategijos aspektai. Išanalizuotos daugiabučių modernizavimo programos perspektyvos bei būsto renovacijos įtaka nekilnojamojo turto vertės kitimui. Vertinant programos efektyvumą pateikti trys modernizuotų daugiabučių pavyzdžiai, jų įgyvendintos modernizavimo priemonės, pastato šilumos sąnaudos ir poreikių rodykliai prieš ir po renovacijos bei apskaičiuota sutaupytos energijos kaina (SEK). Atlikta gyventojų apklausa. Šiuo tyrimu siekta atskleisti, ar gyventojai, kurių namie jau atlikta modernizacija, patenkinti atliktais darbais, jų kokybe. Išnagrinėjus modernizuotus daugiabučius namus, atlikus tyrimus, pateikiamos baigiamojo darbo išvados ir siūlymai. Darbą sudaro 4 dalys: įvadas; 1. Būsto renovacijos svarba šiuolaikiniame valstybės energetinio saugumo, ekonomikos, kovos su klimato kaita bei visuomenės gyvenime; 2. Lietuvos būsto strategijos analizė; 3. Investicijų pastato renovacijai efektyvumo kompleksinis vertinimas ir įtaka nekilnojamojo turto vertei; 4. Daugiabučių namų renovacijos problemos bei modernizavimo programos įgyvendinimo perspektyvos; išvados ir siūlymai; literatūros sąrašas. Darbo apimtis - 75 p. teksto be priedų, 14 iliustr., 20 lent., 30 bibliografinių šaltinių.
This final work for the master's degree deals with the analysis of multi-apartment houses' modernisation significance in the modern time of the state energetic safety, economy, struggle with the climate change and community life. The key factors of the Lithuanian accommodation strategy have been analyzed. The thesis also studies the perspectives of the program for modernization of multi-apartment houses and the impact of the house renovation on the change of the real estate value. While assessing the program efficiency, three examples of renovated multi-apartment houses have been provided, as well as implemented means of their modernization, energy expenditures of a building and demand rates before and after the renovation. Additionally, the saved energy price (SEK) has been estimated. Public opinion poll have been carried out. The public opinion poll discovered whether inhabitants, whose houses have been already modernise, are statisfied with the work done, with the quality. After the refence literature studies and research analyses conclusions and proposals have been presented in the work. The final work consist of 4 parts: 1. The significance of house renovation in the modern time of the state energetic safety, economy, struggle with the climate change and community life; 2. Analysis of the Lithuanian accommodation strategy; 3. Complex evaluation of the efficiency of investments into the building renovation and the impact on the real estate value; 4. Problems of the renovation of multi-apartment houses and the perspectives of the modernization program implementation; conclusions and proposals; the list of references. Thesis consist of: 75 p. text without appendixes, 14 pictures, 20 tables, 30 bibliographical entries.
