Miestų mažėjimo tendencijų analizė bei įtaka nekilnojamojo turto rinkai

Darbo tikslas - atlikti miestų mažėjimo tendencijų analizę, įvertinti jų poveikį miestų vystymuisi ir NT rinkai. Darbo tikslu pasirinkta teritorija - Šiaulių ir Panevėžio miestai.Darbą sudaro įvadas, 4 dalys, išvados, priedai.Mažėjantys miestai išgyvena ilgalaikę trejopą transformaciją - demografinę, ekonominę, urbanistinę. Pirmoje darbo dalyje, analizuojant Šiaulių ir Panevėžio miestų mažėjimo priežastis, aptariami visi šie pokyčiai. Išskiriami veiksniai, lėmę miestų mažėjimą XX a., ir veiksniai, darę įtaką miestams paskutinį dešimtmetį. Siekiant paaiškinti miestų mažėjimo priežastis, aptariami miestų vystymosi ciklai bei kitų ciklų ir rinkų poveikis jiems. Antra darbo dalis skirta mažėjančių miestų problemoms nustatyti ir įvertinti. Šiuo tikslu lyginami aštuoni Rytų Europos ir Vokietijos mažėjantys miestai bei atliekama Šiaulių ir Panevėžio miestų SSGG analizė. Trečioje darbo dalyje, remiantis mokslininkų ir ekspertų tyrimais, pasauliniais pavyzdžiais, siūlomos mažėjančių miestų problemų sprendimo galimybės.Ketvirta darbo dalis skirta Šiaulių ir Panevėžio miestų NT rinkai analizuoti. Nagrinėjami paskutinio dešimtmečio NT kainų pokyčiai, atliekamos NT paklausos bei NT pasiūlos poveikio NT vertei regresinės ir koreliacinės analizės, atliekamas esamo NT kiekio atitikimo paklausai tyrimas.Darbo apimtis - 91 p. be priedų. Darbe yra 30 paveikslų, 20 lentelių, 78 bibliografiniai šaltiniai, 4 priedai.
The aim of this thesis is to conduct the analysis of the trends of shrinking cities and to estimate an impact on the Cities development and on the real estate market. Cities of Šiauliai and Panevėžys were selected as target territories.The thesis consists of four parts.Shrinking cities are experiencing three dimensional transformation: demographic, economic, and urban. The first part of the thesis discusses all these developments by analyzing the causes of the shrinking of the cities of Panevėžys and Šiauliai. The basic reasons that caused shrinking of the cities in XX century are identified, as well as the factors that were making an impact on the development of the cities during the last decade.The second part is dedicated to determination and assessment of the problems faced by shrinking cities. For this purpose, eight shrinking Eastern European and German cities are compared and SWOT analysis is made to Šiauliai and Panevėžys cities.The third part of the thesis proposes solutions to the problems of the shrinking cities based on surveys of scientists and experts and examples from around the world. The fourth part is dedicated to analysis of the real estate market in the cities of Šiauliai and Panevėžys. In this part real estate pricing changes over the last decade are investigated, the regression and correlation analysis of real estate supply and demand impact on real estate prices is performed. A mismatch between housing stock and demand is investigated.The total length of the thesis is 91 pages excluding annexes. The thesis contains 30 pictures, 20 tables, 78 bibliographic references, and 4 annexes.
