Real estate development based on smart technologies
Šiame darbe nagrinėjamas pastatų ir miestų netobulumas ir pasenimas pasaulyje, taip pat sumanios plėtros įvadas į modernių, patogių, ekologiškų ir technologinių ateities miestų statybą.Tyrimo tema - intelektuali esamų pastatų ir miestų plėtra, taip pat naujų miestų statyba. Protingas vystymasis apima verslo plano, skirto esamų įrenginių, pastatų ir miestų rekonstravimui, sukūrimą, siekiant efektyviausiai ir ekologiškai naudoti tiek atskirus kompleksus, tiek visą miestą.Tyrimo objektai yra neefektyvių pastatų ir miesto tinklų bei kompleksų pertvarkymo projektai, taip pat naujų išmaniųjų miestų kūrimas ir statyba.Šio darbo tikslas yra ištirti plėtros patirtį, keičiant pastatus, kompleksus, miesto tinklus ir miestus į integruotas išmaniąsias sistemas. Taip pat bus svarstomi šios srities plėtros projektai, įgyvendinti Lietuvoje, šios srities plėtros perspektyvos bei šios srities investicijų pritraukimo būdai. Šiame darbe apžvelgsime bendrą Baltarusijos ir Lietuvos įmonių veiklą ir tolesnio bendradarbiavimo perspektyvas.Pagal nurodytą tikslą bus išspręstos šios užduotys:• ištirti intelektualiojo tobulėjimo esmę;• ištirti miesto tinklų pastatų kompleksų plėtrą apskritai;• atsižvelgti į užsienio intelektualiojo tobulėjimo patirtį, Lietuvos patirtį;• ištirti Lietuvos kūrėjų veiklą Baltarusijos Respublikoje;• apsvarstyti keitimosi patirtimi ir bendrų išmaniųjų projektų įgyvendinimo perspektyvas;• atsižvelgti į Lietuvos patirtį atnaujinant nekilnojamąjį turtą;• parengs pasiūlymą dėl jungtinio nekilnojamojo turto atnaujinimo komiteto (RRC) įsteigimo.
This paper considers the imperfection and obsolescence of buildings and cities in the world, as well as the introduction of smart development for the construction of modern, comfortable, environmental and technological cities of the future.The subject of the study is the smart development of existing buildings and cities, as well as the construction of new cities. Smart development involves the development of a business plan for the reconstruction of existing facilities, buildings and cities in general, for their most efficient and environmental use of both individual complexes and the city as a whole.The objects of research are the projects for the transformation of inefficient buildings and urban networks and complexes, as well as the development and construction of new smart cities.The aim of this work is to study the development experience in transforming buildings, complexes, urban networks and cities into integrated smart systems. Development projects in this area implemented in Lithuania and prospects for the development of this area, and ways to attract investment in this area will also be considered. In this work, we will consider the joint activities of Belarusian and Lithuanian companies and the prospects for further cooperation.In accordance with the stated goal, the following tasks will be solved:• study the essence of smart development;• study the development of complexes of buildings of urban networks in general;• consider the foreign experience of smart development, the experience of Lithuania;• study the activities of Lithuanian developers in the Republic of Belarus;• consider prospects for the exchange of experience and the implementation of joint smart projects;• consider the Lithuanian experience in real estate renovations;• develop a proposal for the establishment of a joint Real Estate Renovation Committee (RRC).
