Turistinės paskirties nekilnojamojo turto investicinių projektų vertinimas
Magistro baigiamajame darbe atliekamas turistinės paskirties nekilnojamojo turto investicinių projektų vertinimas. Darbą sudaro trys pagrindinės dalys: nagrinėjami investicinių projektų teoriniai aspektai, atliekamas turistinės paskirties investicinių projektų vertinimo metodikos parinkimas ir atliekama trijų pasirinktų investicinių projektų analizė. Pirmoje dalyje atliekama komercinės paskirties nekilnojamojo turto sąvokos analizė ir apžvelgiama esama turizmo situacija. Antrojoje dalyje išsamiai nagrinėjama investicinių projektų vertinimo metodika. Apžvelgiami investicinių projektų kriterijai, išanalizuojamos galimos projekto rizikos bei jų valdymas, sudėliojama nagrinėjamų turistinės paskirties investicinių projektų rodiklių struktūra ir apžvelgiami investicinių projektų vertinimo modeliai. Trečioje dalyje atliekama trijų skirtingų investicinių projektų į turistinės paskirties nekilnojamąjį turtą analizė ir vertinimas. Darbe atliekami skaičiavimai pagal ekspertinį, COPRAS ir SAW vertinimo metodus. Išnagrinėjus teorinius ir praktinius investicinių projektų vertinimo aspektus, pateikiamos magistro baigiamojo darbo išvados ir siūlymai. Darbo apimtis: 88 puslapiai be priedų, 22 lentelės, 15 paveikslų, 66 bibliografiniai šaltiniai. Atskirai pridedami darbo priedai.
Master's thesis examines the tourism real estate investment projects. The work consists of three main parts: the theoretical aspects of investment projects are examined, the choice of methodology for the evaluation of investment projects in tourism is carried out and an analysis of the three selected investment projects is performed. The first part analyzes the concept of commercial real estate and gives an overview of the current tourism situation. The second part examines in detail the methodology for evaluating investment projects. In this part, the main objectives are to review the criteria for investment projects, to analyze the potential risks of the project and their management, to arrange the structure of the indicators for selected tourism investment projects and to give an overview of the models for the evaluation of investment projects. The third part of Master's thesis provides analysis and evaluation of three different investment projects in tourism real estate. The calculations are based on the expert, COPRAS and SAW estimation methods. After analysis of theoretical and practical evaluation aspects of investment projects, the conclusions and suggestions of Master's thesis are presented.Thesis consist of: 88 pages without appendixes, 22 pictures, 15 tables, 66 bibliographical entries.Appendixes included.
