Baigiamojo darbo tikslas: atlikti komercinės paskirties nekilnojamojo turto rinkos analizę Baltijos šalyse.Tikslui pasiekti numatyti šie uždaviniai:1. Apibendrinti teorinius komercinės paskirties nekilnojamojo turto rinkos formavimo aspektus2. Išanalizuoti Lietuvos, Latvijos ir Estijos nekilnojamojo turto rinkas įvairiais aspektais.3. Atlikti komercinės paskirties nekilnojamo turto rinkos ekonometrinę analizę.4. Nustatyti realius veiksnius, įtakojusius komercinės paskirties nekilnojamojo turto (KPNT) rinkos vienokias ar kitokias tendencijas.Pirmoji darbo dalis supažindina su nekilnojamojo turto samprata ir charakteristikomis. Tiriamas objektas - KPNT rinka. Atliktas tyrimas (ekonometrinė analizė) apima periodą nuo 2002m. sausio 1 d. iki 2006 m. gruodžio 31 d. Atsižvelgiant į iškeltą tikslą ir jam pasiekti numatytus uždavinius, kiekybiniais matematiniais ir statistiniais duomenų apdorojimo metodais buvo atliktas šių rinkų įvertinimas. Darbą sudaro 4 dalys: įvadas, analitinė-metodinė dalis, eksperimentinė-tiriamoji dalis, ekonominis darbo įvertinimas, išvados ir siūlymai, literatūros sąrašas. Darbo apimtis -80 p. teksto be priedų, 21 pav., 13 lent., 26 literatūros šaltiniai.
The aim of this work is to make anglysis of commercial real estate market in the Baltic States. To reach this aim, in the work were few tasks:1. To summarize the theorical commercial real estate market's formalion aspects.2. To analyse commercial real estate markets of Lithuania, Latvia, Estonia in a varaity of aspects. 3. To make an econometric analysis of commercial real estate market.4. To determine realistic factors, which influane the tendencies of the commercial real estate market.The first part of the work indroduces with real estate conception and it's characteristics. The object of research - commercial real estate market.Then the commercial real estate market is introduced and continued analysing in all work.The econometric anglysis of commercial real estate market involves the period of time from the 1st of January of 2002, till the 31st of December of 2006. According the aim of this work and tasks, the anglysis and evaluation of Lithuanian, Latvian and Estonian commercial real estates markes was made.Structure: introduction, analytical - methodical part, the research part, economical work evaluation, conclusions and suggestions, references.
