Makroekonominių rodiklių poveikio investicijoms į nekilnojamąjį turtą analizė

Baigiamajame magistro darbe nagrinėjama makroekonomikos aplinka, daranti poveikį investicijoms į nekilnojamąjį turtą, analizuojami investicijų į nekilnojamąjį turtą pokyčiai, esant skirtingai ekonominei padėčiai, apžvelgiami Baltijos valstybių nekilnojamojo turto statistiniai rodikliai. Toliau darbe atliekamas tyrimas makroekonominių veiksnių, darančių įtaką investicijoms į nekilnojamąjį turtą Baltijos valstybėse, kurios neturi ilgos nekilnojamojo turto rinkos plėtros patirties, kadangi iš planinės ekonomikos perėjo į rinkos ekonomiką. Baltijos valstybių nekilnojamojo turto rinka tyrime palyginama su Danijos nekilnojamojo turto rinka, kad būtų galima apžvelgti skirtumus tarp daugelį metų besivystančios ir jaunų nekilnojamojo turto rinkų. Makroekonominių rodiklių poveikis investicijoms į nekilnojamąjį turtą Baltijos šalyse įvertintas taikant koreliacinės - regresinės analizės metodą. Atlikus analizę, nustatoma, kurie rodikliai daro didžiausią įtaką. Darbo apimtis - 67 p. teksto be priedų, 34 iliustr., 4 lent., 77 bibliografiniai šaltiniai. Atskirai pridedami 4 darbo priedai.
The macroeconomic environment that affects investment to real estate is analyzed in this master study thesis. Changes of investment to real estate that depends on economical situation are also investigated and real estate statistical indicators in Baltic countries are reviewed. Research of macroeconomic indicators, that affects investment to real estate in Baltic countries is written in this paper. The Baltic countries was chosen because they are not such experienced in economic development like western Europe countries and Baltic countries in about the same time changed their economies from planned to market economy. Also, there is comparison between Baltic countries and Denmark real estate markets to show the difference between experienced and young real estate markets in this write work. Macroeconomic indicators that affects real estate in Baltic countries, evaluated using the correlation - regression analysis method. There are main indicators that mostly affects investment to real estate determined after analysis.This thesis consists of 67 text pages without extras, 34 illustrations, 4 tables, 72 references. 4 extras are included in the end of thesis.
