Prekybos centrai Vilniuje ir Ciuriche: investicinės aplinkos palyginimas

Šiame darbe analizuojama prekybos centrų investicinė aplinka Lietuvos sostinėje Vilniuje ir didžiausiame Šveicarijos mieste Ciuriche. Tyrimas paremtas kokybiniais pokalbiais su abiejų rinkų ekspertais, išsamia teorinės literatūros, publikacijų spaudoje, statistinių duomenų ir kitų šaltinių analize. Darbas sudarytas iš dviejų esminių dalių - teorinės ir praktinės. Teorinėje dalyje aprašytas modelis, kuriuo vadovaujantis buvo atliktas praktinis tyrimas: bendrajam rinkų pristatymui naudojama aplinkos analizė (ekonominė, socialinė-demografinė, politinė-teisinė ir technologinė), o konkrečiai prekybos centrų rinkai - Porterio penkių jėgų modelis. Praktinėje dalyje pagal šiuos du modelius pirmiausia įvertinama Vilniaus rinka. Čia pirmiausia aprašomi Lietuvos ir Vilniaus aplinkos faktoriai, darantys įtaką mažmeninei prekybai ir prekybos centrams. Paskui pagal Porterio modelį analizuojama prekybos centrų rinka Vilniuje: konkuruojančios įmonės, tiekėjai, pirkėjai, pakaitalai ir naujų konkurentų grėsmė. Pagal tuos pačius teorinius modelius ištirta ir Ciuricho prekybos centrų investicinė aplinka. Darbo pabaigoje yra pateiktas Vilniaus ir Ciuricho investicinės prekybos centrų aplinkos palyginimas ir išvados. Taip pat sudarytas trumpų praktinių patarimų sąrašas būsimiems investuotojams šiose rinkose.
This work concentrates on the environmental analysis of investment in the shopping centers in Vilnius (Lithuania) and Zurich (Switzerland). The research is based on qualitative interviews with the experts from both markets and extensively supported by the analysis of literature, publications in periodicals, statistical data and other relevant sources. The thesis is compounded of two major parts - theoretical and empirical. In the theoretical part, the focus lies on the two models that were used in the empirical research: in order to introduce the reader to the two markets, the first model - environmental analysis - is used (economical, socio-demographic, political/legal and technological); Porter's Five Forces Model is a tool for more detailed research of the industry of shopping centre investment. In the empirical part, first of all, the Lithuanian market according to the given two theoretical models is analyzed. There the economical, legal, demographic and technological forces that influence retail are described. Then Porter's Five Forces are used to research the shopping centre market, in particular: competing companies, suppliers, buyers, substitutes and the threat of new entrants. The same two theories are used for the analysis of shopping centre investment environment in Zurich. The thesis concludes with the comparison of the investment environment for shopping centre investors in Zurich and Vilnius. There is also a list of short suggestions for practitioners planning to invest into in these markets.
