Gyvenamojo sektoriaus statybos ir prekybos rinka šiuo metu išgyvena ypač sudėtingą laikotarpį. Būsto pardavimų statistiką drastiškai smuko tiek pagal sandorių kiekį, tiek pagal kainą. Projektų vykdytojai sustabdė daugeli projektų plėtrą, tai tiesiogiai, neigiamai atsiliepė statybos rinkai bei prisidėjo prie bendro šalies ūkio nuosmukio.Šiame darbe išnagrinėta pastarųjų metų situacija gyvenamojo sektoriaus rinkoje. Baigiamajame darbe pirmiausiai yra apžvelgiama teoriniai nekilnojamojo turto aspektai, susipažįstama su būsto finansavimo sistema Lietuvoje, analizuojama bankų suteiktų paskolų tendencijos, jų įtaka gyvenamajam fondui. Nagrinėjama Lietuvos makroekonominė aplinka, jos pokyčiai per pastaruosius metus ir įtaka gyvenamojo sektoriaus rinkai, taip pat apžvelgiamas darbo užmokesčio pokytis, įskaitant ir užsienyje dirbančių piliečių pajamas. Surinkti statistiniai duomenys apie esama gyvenamąjį fondą, statybos kainų pokyčius, bei būsto pardavimo kainų pokyčius. Atliktas palyginimas būsto kainos pokyčiai su vidutinio atlyginimo Lietuvoje didėjimu. Residential and commercial construction sector, the market is currently experiencing particularly difficult period. Housing sales statistics drastically decreased both the volume of transactions, both within the price. Project owners slowed the delivery of many projects, which directly and adversely impact on the construction market, both contributed to the overall national economic downturn.The final work analyzes the current situation in the residential sector in the market. At the final work is primarily theoretical overview of the real estate aspects of the means of the housing finance system in Lithuania, analyzed the trend of loans granted, its impact on housing price. Lithuania examined in the macroeconomic environment, it's changes over the past years and the impact of the housing sector in the market, as well as an overview of the wage change, including foreign nationals employed income. Gather statistics on the existence of the stock of dwellings, construction prices, and housing sales prices. A comparison of changes in housing prices with an average salary increase in Lithuania.
