Baigiamajame magistro darbe nagrinėjama būsto pasirinkimo problematika. Pasiūlyta kriterijų, atspindinčių asmens (šeimos) poreikius ir lūkesčius, sistema ir matematinis algoritmas jiems formalizuoti, siekiant išsiaiškinti geriausiai tinkantį būstą.Darbą sudaro trys dalys. Pirmoje dalyje aptarti būsto klasifikavimo būdai, apžvelgtos tradicinės ir naujosios būsto koncepcijos, aptariami nekilnojamojo turto rinkos pokyčiai, darę įtakos arba darysiantys įtaką būsto pasirinkimui ateityje. Antroje dalyje apibendrinant daugelio autorių nagrinėtus atskirus problemos aspektus pasiūlytas darbo autorės sukurtas būsto pasirinkimo modelis. Geriausiai asmens (šeimos) poreikius ir lūkesčius atitinkantis būsto tipas nustatomas pirminiame etape panaudojant unifikuotą anketą, o jos pagalba parinkti būsto pasiūlymai vertinami taikant variantinio projektavimo principus ir daugiakriterio vertinimo metodus. Trečioje dalyje sukurtas modelis pritaikytas praktiškai, analizuojant atsitiktinai parinktos šeimos poreikius. Darbo tikslas ir uždaviniai - apžvelgti teorinius būsto pasirinkimo aspektus; pasiūlyti modelį, kuris susistemintų ir apibendrintai pateiktų visus pasirinkimo etapus nuo būsto poreikio atsiradimo iki geriausiai tinkančio būsto įsigijimo.Darbo apimtis - 74 p. teksto be priedų, 19 pav., 12 lent., 92 bibliografiniai šaltiniai ir 2 priedai.
A problem of choosing correct dwelling is analyzed in this master thesis. Criteria reflecting individual (family) needs and expectations proposed, also system and mathematical algorithm for choosing the best dwelling developed. Master thesis consists of three parts. The first part covers traditional and the newest concepts of housing and classifications, changes in the real estate market are analyzed.In the second part, the model of housing choice proposed, which was created as a result of analyzing and generalizing different aspects of numerous researches. In this model the best type of dwelling is determined by the needs and expectations questionnaire, and the offer of dwelling is estimated using case modelling design principles and multi-criteria analysis. In the third part, model of housing selection is applied in practice by analyzing randomly selected families needs.The purpose of this work is to investigate the theoretical aspects of housing options, propose a model presenting brief and summarized housing choosing stages starting with housing need and end up with purchase of the best choice.The thesis consists of - 74 pages text without appendixes, 19 pictures, 12 tables, 92 bibliographical entries. Appendixes are included.
