Baigiamojo magistrinio darbo tikslas - išanalizuoti Lietuvos nekilnojamojo turto rinką ir atlikti perspektyvų analizę. Darbe analizuojama gyvenamojo būsto rinka, jos kainų kitimo dinamika, skirtingų Lietuvos miestų nekilnojamojo turto rinka, besikeičiantys gyventojų poreikiai, pateikiamos ateities prognozės. Darbą sudaro trys pagrindinės dalys.Pirmame skyriuje aptariami nekilnojamojo turto rinkos teoriniai aspektai, NT vertę lemiantys veiksniai, NT rinkos ciklai. Antrajame skyriuje atliekama detali Lietuvos nekilnojamojo turto rinkos analizė: makroekonominių rodiklių, NT kreditavimo, statybos sektoriaus analizė. Trečiajame skyriuje atliekama nekilnojamojo turto rinkos perspektyvų analizė: apibendrinami apklausos rezultatai, apžvelgiama Europos ir pasaulio ekonomika, numatomos NT rinkos perspektyvos. Darbo pabaigoje pateikiamos išvados ir pasiūlymai. The master goal - to analyze the Lithuanian real estate market and carry out a prospective analysis. There's analyzed the housing market, the price changes in the dynamics of different Lithuanian cities real estate market, changing needs of the population, are predictions for the future. The work consists of three main parts. The first part discusses the real estate market in the theoretical aspects of the real estate value of the determinants of the real estate market cycles. The second part is based on detailed Lithuanian real estate market analysis: the macro-economic indicators, real estate lending, construction sector analysis. The third section is based on the real estate market outlook analysis: summarize the results of the survey, an overview of the European and global economy, provides real estate market outlook. Conclusions and recommendations are given at the end.
