The research of commercial real estate market in Lithuania. Optimizing return on investment using project management and structural design tools

Abstract

As Lithuanian economy is growing relatively fast in the past five years the demand of commercial retail space such as office spaces, product hypermarkets, supermarkets, different kind of malls, DIY (do it yourself) shops, etc. is rising up. But position in the market shows, that at the moment the prices concerning construction works, land is rising rapidly as well; contrary the rental prices for retail areas remain the same since 2005. So the main issue that bothers investors is the rise or to keep profitability as it is in the future, as it would give relatively reasonable benefits for property investor. The aim is to analyze the influence of project management strategies and structural design solutions on returns on investment (ROI) concerning commercial real estate by comparing it with other countries.
