Abstract (en)

Recently all the segments of Lithuania's real estate are very active. The Lithuania's real estate market was opened to investors when barriers disappeared among different countries and markets, as well as new financial instruments and financial technologies emerged. That is why investors invest into all segments of real esata-te - residential, retail, warehouses, offices, hotels etc. However residential and retail segments of real estate are rapid developing in Lithuania's market, but other segments of real estate have potential as well. In prospect the biggest growing is forecasting in residential sector. The analitic expression of the market spread is suggested trying to evalute the development of this sector.
