Darbo apimtis - 97 p. teksto be priedų, 47 iliustracijos, 23 lentelės, 82 literatūriniai šaltiniai.
In the master's thesis, external factors that influence the changes in prices of residential real estate, specifically apartments, are examined. By applying mathematical statistical analysis, more accurate estimation results are obtained. Correlation and regression analysis are performed using these methods. The research is carried out by selecting three capital cities: Vilnius, Tallinn, and Berlin. Additionally, two central micro-districts are chosen in these capitals: Vilnius - Paupys and Senamiestis; Tallinn - Kadriorg and Vanalinn; Berlin - Friedrichshain and Mitte. The main factors of COVID-19 and the conflict between Russia and Ukraine are described, which have affected the economy of Lithuania and the real estate market. The aim of the thesis is to analyze the concept of the real estate market and its main influencing factors, as well as the factors affecting the prices of residential real estate in the metropolitan areas of Vilnius, Tallinn, and Berlin, through mathematical statistical analysis. The theoretical part provides an overview and presentation of the concept and structure of the real estate market, key micro- and macroeconomic indicators of the country, and detailed descriptions of them. The practical part involves conducting mathematical statistical analysis based on quantitative and qualitative factors that determine the selling price of apartments. The thesis consists of an introduction, two main sections: description of the real estate market, an economic overview of Vilnius city and other major cities in Lithuania, the impact of COVID-19 on the real estate market, the impact of the Ukraine-Russia conflict on Lithuania's real estate market, and the fird section - mathematical statistical analysis of the prices of residential real estate, specifically apartments, in Vilnius and other major cities. It also includes conclusions and recommendations, a list of references, and appendices. The scope of the thesis is 97 pages of text excluding appendices, with 47 illustrations, 23 tables, and 82 literary sources.
